Questions

Pegasi will not charge the tenant any administration fees for letting a property.

Tenants will need to create accounts for Council Tax, Water, Electricity and any other relevant utility service. If you live at St George’s Court this will also include Gas. The Electricity and Gas meter readings are taken from the inventory reports. Pegasi inform all relevant companies that the tenant has moved in then they will get in contact directly.
We have numerous satellite services throughout all of our buildings in London including SKY, and HOTBIRD. If you have any other specific requirements, these may also be accommodated. Please note if you choose to have any satellite service, the installation and subscription are all at your cost.

The Pegasi Team includes the Lettings and Property Management Team as well as the Accounts Team, they are located within the office on Sloane Street. For properties on the Quendon Estate, the Management Team can be found at the Estate Office in Rickling Green. The team will be there to support you through your entire journey whilst renting with Pegasi. This personalised and dedicated service provides all residents with the security that any question or problem will be addressed promptly and professionally. Well-behaved dogs and cats are considered in all our buildings with consent from the head office. We do not request a larger deposit but wish all animal requirements and obligations, are attended too regularly.

We require a 5, or 6-week deposit depending on your total annual rental amount before the start of your tenancy. All deposit money is registered and held with a custodial government scheme called the Deposit Protection Service. Please note we do not accrue any interest on your deposit whilst it is held in this scheme. Please click on the link above for more information regarding this scheme.

We will write to you at least 60 days before the end of your lease to discuss the following steps for the renewal of your tenancy.

The minimal rental term is six months in all our properties. The maximum length is 3 years and can be renewed thereon.

For London apartments, Pegasi has complimentary fibre-optic Broadband for all residents which have individual usernames and passwords that are present once keys are picked up from the start of the tenancy. Also, heating and hot water in all buildings, apart from St George’s Court, is included. The heating comes on automatically subject to the external temperature of the building throughout the year. As for St George’s Court, the heating is controlled through separate heating systems for each flat. All Buildings benefit from having 24 – hour porter/ concierge service every day of the year. There is CCTV throughout the internal and external of each building as well as fobs to gain access from all doors to the building.
We advise all residents of Pegasi properties to have contents’ insurance. We ensure all our properties have building insurance; however, this does not include any tenant’s personal items that are present in the apartment. Council Tax, Water, Electricity & Gas plus Television licences including SKY is not included as well.

If you have a maintenance problem with your London apartment, the point of contact will be the porter on duty at the reception desk. They will assist you while arranging for either our in-house maintenance team or a Pegasi approved contractor to attend when appropriate. For property on the Quendon Estate, should you have any repair or maintenance issues, please contact Robert Timmins (Resident Agent) who will assist with organising repair work to be undertaken.

Depending on which building, the porters offer a wide range of services. This can vary from 24-hour security to issuing keys at the request of the tenants for friends, family, cleaners, grocery deliveries and so on. As all reception desks are staffed every day throughout the year, they are on call to resolve any issues with the apartments, collect and drop off parcels to the relevant people and in some cases hail a taxi for the individuals. They are all there to assist residents as and when required.

You will be required to give the correct notice period (stated in your Tenancy Agreement) in writing, either by email or letter. We will confirm in writing that we have received your notice and confirm the date of your inventory check-out.
Once the check-out has been completed and any dilapidation costs have been agreed on, we will contact the DPS (Deposit Protection Service) and confirm the amount of your deposit to be returned to you. The DPS will then contact you directly (usually by email) to confirm and accept the amount to them. The money usually takes up to 10 working days to be seen to the correct accounts. Neither Pegasi nor the tenant can take money out of the scheme without the other parties’ confirmation.

There are a number of registered public footpaths crossing the Quendon Estate and Maces Farms which can be enjoyed.
We ask that everyone sticks to the designated routes and if walking a dog/s they are kept under close control at all times (preferably on a lead) and not allowed to run across the fields or off the public footpath. Please ensure all litter and dog waste is collected and disposed of appropriately in bins or please take it home.

Throughout the agricultural year and different seasons, notable changes occur on the farm. To learn more as to what husbandry operations are being undertaken and what crops are growing, we will set up dedicated pages across the farm. We will be using QR codes positioned along a number of public footpaths directing visitors to view these seasonal changes on our website.
